DISTINGUISHING FEATURES OF THE CLASS: This position involves responsibility for supervising and
participating in the operation of the maintenance portion of the Housing
Authority. The incumbent plans, directs
and participates in building and grounds maintenance activities. The work is performed under supervision of
the Building Maintenance Supervisor with wide leeway for independent
judgment. Supervision is exercised over
the work of the Maintenance Mechanics and Maintenance Laborer in the absence of
the Building Maintenance Supervisor.
TYPICAL WORK ACTIVITIES: (Illustrative only)
Leads and participates in
renovating and building projects, including painting, carpentry and repair of
walls and ceilings;
Directs and participates in the
installation and repair of electrical and plumbing fixtures;
Leads and participates in
general grounds maintenance activities, including snow removal;
Makes inspections of properties
to ascertain repair needs and develops cost estimates of said repairs;
Creates and administers work
schedules to ensure the timely completion of tasks;
Maintains inventory of supplies
and tools necessary to complete all aspects of building maintenance;
Ensures that proper, efficient
and safe methods of performing repairs and renovations are being adhered to;
Assists in the development of
future maintenance projects.
FULL PERFORMANCE KNOWLEDGES,
SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS: Ability to supervise the work
of others engaged in building and grounds maintenance activities; thorough
knowledge of standard building maintenance and repair practices; good knowledge
of standard building maintenance and repair practices; good knowledge of the
methods, materials, tools and safety procedures used in the maintenance and
repair of buildings and grounds; ability to understand and follow oral and
written directions; dependability; physical condition commensurate with the
demands of the position.
MINIMUM QUALIFICATIONS:
Graduation from high school or
GED and three years of full-time or its' part-time equivalent experience in
general building maintenance or skilled trades.
Note: Technical school, post secondary trade
school, internships, and apprenticeships in any of the skilled trades may be
substituted for experience.
Special Requirement: Possession of a NYS Driver's License.
