DISTINGUISHING
FEATURES OF THE CLASS: This is a
fairly specific class involving skill in a variety of maintenance and repair
work relating to support systems in buildings. Work is performed under general supervision
with some leeway for independent planning or layout of work details. Supervision may be exercised over the work of
maintenance, custodial, cleaning and/or groundsmen
personnel.
TYPICAL
WORK ACTIVITIES (Illustrative only)
Installs, inspects, tests, diagnoses problem with, maintains
and services a wide variety of equipment and fixtures comprising support
systems detailed above. Primary duties
will relate to heating, ventilating, air conditioning and temperature control
systems;
Supervises semi-skilled workers in general maintenance and
repair work;
May independently plan and lay out work details;
May assume operation of Clever Brooks boilers and Centrifugal
Chiller and evaporative cooling tower with related pumps, valves, plumbing,
piping, fixtures, traps, gauges, coils, gaskets, etc.;
May make minor electrical installments and repairs;
Is responsible for general housekeeping activities in areas
of his duties;
Recommends repair needs;
Estimates material required for repairs;
Keeps daily time and materials records;
Records data on maintenance of various systems;
Performs such other duties as may be requested by the
Superintendent of Buildings & Grounds.
REQUIRED
KNOWLEDGES, SKILLS AND ABILITIES:
Thorough knowledge of standard building maintenance and repair
practices, materials and tools with emphasis on heating, ventilating, air
conditioning and temperature control systems; working knowledge of DDS systems;
ability to assume operation and testing of same; basic knowledge of pneumatic
temperature control system, refrigeration equipment, electrical distribution
system, time clock and clock control system; working knowledge of one or more
additional building trades; ability to plan work of and supervise others;
ability to understand oral and written directions; mechanical aptitude;
dependability; thoroughness; good physical condition.
ACCEPTABLE
TRAINING AND EXPERIENCE:
Experience in a large-scale building maintenance operation for one year
as a journeyman, or five years as a sub-journeyman, primarily relating to
maintenance of heating, ventilating, air conditioning and temperature control
systems, or any equivalent combination of experience and training relating to
the above.
